With balanced ventilation, cleaning is more critical than with extract only mechanical ventilation. Two duct networks run through the building: one for extract and one for supply. Dirt in the supply ends up directly in the room, and Milieu Centraal warns that moulds and bacteria can be blown along when filters are contaminated.
This page is for installers, facilities teams and managers of residential and non-residential buildings in the Netherlands. You will read what needs to happen per component, what contamination does to airflow and energy, what it costs and which equipment you need.

How often should you clean MVHR ducts and filters?
The advice from Milieu Centraal and the manufacturers is closely aligned. The difference lies mainly in who does what.
| Component | Advice | By whom | Source |
|---|---|---|---|
| Filters | Replace 2x a year, vacuum in between; more often next to a busy road | User | Milieu Centraal, Brink |
| Valves | Clean every 2 years | Technician | Milieu Centraal |
| Valves (Itho HRU ECO 200) | Clean every year | As per the manual | Itho Daalderop |
| Unit with motor | Maintenance, not yourself | Professional | Milieu Centraal |
| Ducts | Roughly every 8 years | Installer | Milieu Centraal, Itho Daalderop |
| Air distribution system | Every 8 to 10 years, maintenance every 2 years | Professional | Zehnder |
A fixed interval is a minimum. If the building is next to a busy road, if renovation work is going on or if the date of the last cleaning is unknown, plan an inspection sooner. The general guidelines are set out under ductwork cleaning schedule.
What do dirty filters and ducts do to balanced ventilation?
Dirt in an MVHR system has two effects: less air and poorer air quality. The sources are less clear about energy use, and that is worth mentioning.
- Resistance: Milieu Centraal states that dirty filters create more resistance, so the motor works harder and uses more electricity.
- Lab research: in a study in the journal Energies (2025), heavily contaminated filters gave 37 percent less supply air. Power consumption fell slightly, from 71 to 66 watts, because the airflow decreased. The biggest problem was therefore underventilation.
- Hygiene: with dirty filters, moulds and bacteria can be blown along, according to Milieu Centraal.
Whether you use more electricity depends on the fan, but you get less fresh air either way. In an office that matters: the World Green Building Council mentions 8 to 11 percent higher productivity with better indoor air quality. Why ventilation matters in workspaces is explained under cleaning office ductwork.
Supply and extract: why you treat MVHR ducts differently
In a system with extract only, the fan unit draws dirt away from the home or building. In balanced ventilation, the supply duct blows air into the room. Whatever lies in that duct reaches the occupant. That is why two things are extra important:
- Order of work: clean the extract first, then replace the filters and then clean the supply. This prevents the new filters from filling up with dust straight away.
- Sealing and negative pressure: while cleaning the supply, seal off the valves in the rooms and extract the loosened dust at a central point, with a HEPA filter if the unit exhausts indoors.
In non-residential buildings the heat recovery is often housed in an air handling unit. Eurovent recommends access openings on both sides of heat recovery units, filters, fans and dampers, among others, so you can inspect and clean them. What the standards say about this is covered under EN 15780 duct cleanliness.
MVHR system cleaning cost and a fictional calculation
Average prices are known for homes; for commercial buildings, cleaning contractors usually work on a bespoke basis. All amounts relate to outsourcing.
| Situation | Indication | Source |
|---|---|---|
| MVHR cleaning in a home | €175 to €300 on average | Werkspot |
| Hourly rate of a professional | €50 to €75 | Werkspot |
| Smaller commercial building, per unit | €150 to €350 | Deep Clean Services, April 2026 |
| Camera inspection | €450 to €950 | Deep Clean Services, April 2026 |
| Larger building | Bespoke, depending on ducts, contamination and accessibility | Hamster Cleaning |
Fictional calculation. An owners' association (VvE) with 24 flats, each with its own MVHR unit, wants all ducts cleaned at the same time. At the Werkspot indication of €175 to €300 per home, that comes to €4,200 to €7,200 per round. An installer who maintains several such complexes can carry out those rounds with their own equipment; the price of a kit is on quotation. More about prices under what duct cleaning costs.
Which equipment do you use for balanced ventilation cleaning?
Balanced ventilation ducts come in many diameters and materials. Measure what you have first, then choose.
| Application | Device | Feature from the specifications |
|---|---|---|
| Main ducts in an air handling unit installation | DC4 | 100 to 600 mm, up to 30 m, automatic left and right rotation |
| Short ducts to valves | PD4 | Power drill drive, shaft of 2.5 to 7.5 m |
| Narrow ducts and tight bends | Intelligent Airnozzle | From 30 mm, camera with LED, 20 m hose |
| Sealing valves and duct sections | Foam caps and duct balloons | Sealing valves and diffusers |
For the main ducts the Electric DC4 brushing machine for cleaning contractors works well, for short runs the PD4 duct cleaning tool. In narrow ducts with bends you use the Intelligent Airnozzle for cleaning contractors. For brush selection, see duct brush; the EPA advises soft brushes for sheet metal and duct board. Sealing and extraction are covered by negative pressure HEPA extraction. A complete overview is under duct cleaning equipment for cleaning contractors.
Step by step plan for cleaning heat recovery ducts
- Switch off the unit and follow the manufacturer's manual for opening it.
- Note the setting of every supply and extract valve per room and remove them.
- Inspect both duct networks with a camera.
- Clean the extract ducts under negative pressure.
- Replace the filters.
- Seal off the valve openings in the rooms and clean the supply ducts under negative pressure.
- Check with the camera, refit the valves in their old setting and switch the unit on.
- Record everything, with before and after photos and the date of the next filter change.
The general playbook is described under how to clean air ducts. A good habit on top of this checklist: keep one logbook per unit in which the filter changes, the valve settings and the camera images sit together. On the next visit you can then see straight away whether the contamination has increased faster than expected and whether the interval needs to change.
What can the occupant do on balanced ventilation themselves?
The occupant replaces the filters and vacuums them in between. Brink advises replacing them at least twice a year. According to Milieu Centraal you cannot maintain the unit with the motor yourself, and you have a technician clean the valves every two years. The same applies to the ducts: that is work for an installer.
Schools need extra attention. According to RVO (Netherlands Enterprise Agency), ducts in newly completed schools sometimes turn out to be contaminated with construction dust, and with decentralised ventilation the installer has to visit every classroom for the filters. See ventilation ducts in school buildings. The difference with mechanical extract is explained under cleaning MEV systems, and the general trade off under DIY air duct cleaning. Frequently asked questions: MVHR duct cleaning
How often should MVHR ducts be cleaned according to Milieu Centraal?
Milieu Centraal advises having the ducts of balanced ventilation cleaned roughly once every eight years. Zehnder mentions eight to ten years for the air distribution system, alongside maintenance every two years. The manual of the Itho Daalderop HRU ECO 200 mentions every eight years, to be carried out by the installer.
How often do you replace the filters of an MVHR unit?
Milieu Centraal advises replacing the filters of balanced ventilation twice a year and vacuuming them in between. Brink advises at least twice a year. If the building is next to a busy road, Milieu Centraal recommends replacing the filters more often. Record every change, so you can see how quickly they get dirty.
What does MVHR system cleaning cost in a Dutch home?
Werkspot mentions €175 to €300 on average for cleaning an MVHR system in a home, with an hourly rate of €50 to €75 for the professional. The price depends on the number of valves, the length of the ducts and how easily the unit and the ducts can be reached.
Why are dirty supply ducts of balanced ventilation extra critical?
A supply duct blows air directly into the room. Whatever lies in that duct therefore reaches the occupant. Milieu Centraal warns that moulds and bacteria can be blown along when filters are dirty. That is why you clean the supply under negative pressure and replace the filters before you tackle the supply ducts.
Does an MVHR unit with dirty filters use more electricity?
That depends on the fan. Milieu Centraal states that dirty filters create more resistance, so the motor works harder. In a lab study from 2025, consumption actually fell slightly, from 71 to 66 watts, but 37 percent less supply air came in. Either way you get less fresh air.
Can you open and maintain the heat recovery unit yourself?
You replace and vacuum the filters yourself, following the manufacturer's manual. According to Milieu Centraal you cannot maintain the ventilation unit with the motor yourself. The same goes for cleaning the ducts, which the manual of the Itho Daalderop HRU ECO 200 describes as a task for the installer.
How often should the valves of balanced ventilation be cleaned?
Milieu Centraal advises having the valves of balanced ventilation cleaned by a technician every two years. The manual of the Itho Daalderop HRU ECO 200 mentions cleaning them every year. Before removing them, note the setting of every valve, because it determines how much air is supplied and extracted per room.
Which equipment cleans MVHR ducts without blowing dust into the room?
You combine a cleaning machine with sealing and extraction. Seal valves with foam caps, close off duct sections with duct balloons and keep the duct under negative pressure with an extraction unit, with a HEPA filter if it exhausts indoors. Loosen the dirt with a brushing machine such as the DC4 or PD4, or with the Intelligent Airnozzle.
Does VDI 6022 also apply to heat recovery in air handling units?
VDI 6022 Part 1 is a German guideline with hygiene requirements for air handling installations in general, so also for installations with heat recovery. According to TÜV Süd, installations with humidification need a hygiene inspection every two years and those without every three years. In the Netherlands it is not law, but it is a useful framework.
What does Zehnder advise about cleaning the air distribution system?
Zehnder advises having the air distribution system professionally cleaned every eight to ten years, alongside maintenance of the system every two years. That matches the Milieu Centraal advice to clean the ducts of balanced ventilation roughly once every eight years. Keep track of the filter changes yourself in a logbook.
