Fictional calculation: when does your own equipment pay for itself?
In April 2026, one cleaning contractor quoted €150 to €350 per unit for smaller commercial buildings and €450 to €950 for a camera inspection. Other companies only work with a custom price after inspection. Use those amounts as an order of magnitude, not as a fixed price.
Suppose a fictional maintenance team manages twelve small commercial units. When outsourcing, you pay per unit, every time again. When doing it yourself, you pay once for equipment (priced on quotation) plus your own hours. The break even point lies where the sum of the outsourced amounts over a few years exceeds the investment plus your own time. Five misconceptions about cleaning ducts yourself
- "A vacuum cleaner with a long hose is enough." A lot of dust stays stuck to the wall, says the EPA. You need mechanical action, such as a rotating brush.
- "Compressed air is always less effective." According to Lamers, an air nozzle was long considered less effective than a brush, but with a camera you see and clean every corner.
- "Negative pressure is optional." Without negative pressure you spread the dust through the building. Every section you clean should be under continuous negative pressure.
